8.5-acre site at Crismon Road and U.S. 60 will deliver three- and four-bedroom townhomes with direct-access garages and private backyards
Porter Kyle received unanimous approval this month from the City of Mesa City Council for zoning entitlements for The Lincoln, an 8.5-acre townhome community planned at Crismon Road and Highway 60 in Mesa, Arizona. Construction is slated to begin in late third quarter 2026.

The approved plan will deliver 102 three- and four-bedroom townhomes, each featuring direct-access garages and private backyards, providing a modern, low-maintenance residential option designed for the needs of today’s households. The site is located in Mesa, a major suburb within the East Valley of the Phoenix Metropolitan Area, roughly 20 miles east of downtown Phoenix.

The Lincoln is positioned in a highly desirable, amenity-rich area—directly across the street from HonorHealth Four Peaks Medical Center and within walking distance of Medina Station, a new 64-acre commercial development anchored by Target, Boot Barn, and Dick’s Sporting Goods. The center will also feature a strong mix of destination dining and everyday convenience, with tenants such as OHSO, Five Guys, Hawaiian Bros, Café Zupas, and Einstein Bros. Bagels.

“This approval is an important milestone as we advance The Lincoln,” said Mike Stephan, Partner at Porter Kyle. “We’re excited to bring new three- and four-bedroom townhomes to this location with features residents value—privacy, space, and the convenience of a direct-access garages—while being close to major transportation corridors, healthcare, shopping, dining, and daily necessities.”

The development will incorporate modern design standards, including enhanced landscaping and pedestrian-friendly connectivity.
