Project Planning / Underwriting
We underwrite and program all of our developments in-house. Our experience in accurately forecasting market conditions, projects build costs, market saturation of product, lease-up and neighborhood trajectories is truly unique. With educational backgrounds in economics, business and with owners and employees who hold real estate licenses, we have the technical know-how to identify and execute on opportunities. We have to date made a profit on every project we have constructed / entitled.
Our team has been involved in the construction of over 5,000 apartment units with constructions values in access of $500M. These buildings span from advanced mixed use to multifamily residential, mid-rise, town-home and garden style projects.
We take a hands on approach with the lease-up of each of our apartment communities. We see value in handling the leasing in-house to maximize lease revenues and tenant experiences. It has been our experience that we have increased property values more than six percent in some cases by taking this hands on approach.
We have been responsible for the disposition of over $250M worth of residential and multifamily real estate in Arizona. We have first hand knowledge of both sides of the business and believe this transactional experience adds tremendous value. Not many development teams have the transactional experience that we hold in-house.
