Project Spotlight: The Ashley – Chandler, AZ

August 20, 2025

A Vision That Hit the Mark
When Porter Kyle set out to develop The Ashley, it wasn’t just building another set of rental homes—the BTR developer was anticipating what Chandler’s residents would want next. The firm saw a gap in the market for upscale, low-maintenance living with the feel of a private home, and it delivered. The result? A beautifully designed build-to-rent (BTR) community that’s been embraced by the market—evidenced by its impressive 98.8% occupancy less than a year after opening.

Designed for the Way People Really Live
The Ashley blends all the comforts of a single-family home with the convenience of a professionally managed community. Think private backyards, attached two-car garages (many EV-ready), and layouts with the kind of elbow room not always found in apartment living. Inside, residents discover 10-foot ceilings, gourmet kitchens with granite countertops and stainless steel appliances, oversized islands, and energy-efficient finishes.

It’s also a place where lifestyle matters. From a resort-style pool and indoor/outdoor fitness center to co-working spaces, an outdoor kitchen, and a dog park, every amenity was selected to make daily life easier and more enjoyable. Even little touches—like pet doors and the MT+ digital lifestyle platform for package delivery and doorstep services—show that Porter Kyle was thinking about real-world convenience.

Why Chandler Made Sense
Choosing Chandler was no accident. The city ranks among the Top 25 “Best Places to Live in the U.S.” and is home to a thriving economy anchored by the Price Corridor, where major employers like Intel, Northrop Grumman, and Wells Fargo keep high-paying jobs close to home. It’s also home to Arizona’s top-ranked school district and there’s plenty of shopping, dining, and recreation options that fit right in with residents’ active, dynamic lifestyles.

The area’s demographics—higher incomes, a well-educated workforce, and a strong base of white-collar professionals—line up perfectly with the type of residents who value The Ashley’s combination of quality, space, and location.

A Market Performing Above the Curve
According to CoStar’s August 2025 report, Chandler’s multifamily market is holding up better than much of the Phoenix metro. Vacancy is 8.9%, well below the metro’s 12.1%, and average asking rents are about 10% higher than the broader market at $1,700/month. With only 860 units under construction—just 2.7% of existing inventory—new supply pressures are modest, created a favorable environment for properties like The Ashley to stabilize quickly. And those performance numbers reinforce Porter Kyle’s decision and strategy to develop the project.

Investment activity is also on the upswing, with $700 million in apartment sales in the past year, triple the volume of 2024.

The Takeaway
The Ashley’s story is one of vision meeting opportunity. Porter Kyle read the market right—delivering a community that offers the privacy and comfort renters want, in a city where demand is steady and the lifestyle is unmatched. Judging by the lease-up performance, it’s safe to say Chandler residents agree.
