Porter Kyle’s $60-million The Wayne build-to-rent townhome community in Chandler continues to move full steam ahead—this time with visible momentum above ground. The development has officially completed all underground utilities and stormwater systems, paving the way for foundation work and vertical construction to begin.
“Finishing underground is a huge milestone,” said Taylor Shultz, Partner at Porter Kyle. “It means we’re now transitioning from what happens below the surface to what everyone will soon see taking shape on-site. This is when the project really starts to come to life.”
From Groundwork to Foundation
The Wayne’s construction team recently wrapped up a critical phase that included completing storm tank installation, utility tie-ins, and trenching—forming the backbone of the community’s infrastructure. With those elements now in place, crews have begun pouring foundations across the 8.5-acre site, with the first pads already framed and ready.
Over the coming weeks, the site will become noticeably more active as framing begins. Porter Kyle expects to go vertical within a few weeks, marking the start of the most visible stage of construction and a major step toward first deliveries in Spring 2026. Located at 1535 N. Dobson Road, The Wayne brings a fresh housing option to one of the Valley’s most supply-constrained submarkets. Chandler, known for its strong employment base and limited new residential land, offers few opportunities for new development. With approximately 95% of the city already built out or planned, The Wayne stands out as one of the only build-to-rent townhome communities under construction within city limits.
“Chandler continues to be one of the region’s premier submarkets,” said Shultz. “There’s virtually no comparable townhome BTR product within a 10-mile radius, and we’re delivering at a time when new construction supply across Metro Phoenix is set to slow dramatically.”

Market conditions continue to align in Porter Kyle’s favor. As broader multifamily deliveries taper in 2026, The Wayne is positioned to meet demand at a time of tightening rental supply.
