Porter Kyle’s The Wayne, a 100-unit build-to-rent townhome community in Chandler, has been selected as one of 50 Projects to Know (PTK) in 2027.
Each year, AZ Big Media’s PTK spotlights the people and projects shaping Arizona’s commercial real estate landscape, drawing on competitive nominations and its editorial board’s knowledge of the industry. The 2027 projects range from industrial parks and healthcare facilities to university buildings and hotels.
The Wayne speaks to renters who want more than an apartment offers. Porter Kyle points to a wide gap between renting and owning in Chandler, and this community gives renters the space and privacy of a home without a purchase. One-, two- and three-bedroom townhomes include direct-access two-car garages, private backyards, smart home technology and EV charging capability, features more commonly associated with for-sale housing, plus the flexibility of a lease.

Just as important is the feel. Located at 1535 N. Dobson Road, The Wayne is designed to feel like coming home to a neighborhood rather than arriving at an apartment complex, featuring landscaped streets, thoughtfully designed common spaces and the rhythm of townhome living. A clubhouse with coworking spaces and private offices, a fitness center, a resort-style pool with an outdoor kitchen, a dog park and a trail system give residents shared places to connect.
Porter Kyle Builders broke ground in Q1 2025 and completed the community in a 20-month build, on schedule and under budget. Mark-Taylor now manages the property, and leasing outpaced projections, with strong pre-leasing before the first residents moved in.
Chandler is one of the Phoenix area’s most competitive submarkets, with 95% of its land built out or committed and rezoning standards that limit new supply. No comparable BTR townhome community sits within nearly 10 miles.
“This community was built to compete with for-sale product on quality while offering the flexibility of a lease,” said Taylor Shultz, partner at Porter Kyle. “Front doors are opening to daily routines, neighbors are meeting and connecting, and shared spaces are evolving into places where relationships are built.”
