The Wayne Reaches Key Milestone – Construction Momentum Builds in Chandler

Porter Kyle’s $60-million The Wayne Build-to-Rent townhome community in Chandler just cleared a significant milestone that sets the stage for the entire development process to unfold. This month, crews completed the installation of seven storm tanks across The Wayne’s site, which means mass grading and pad development can now begin in earnest.

While this work may not be the flashiest part of the build, it’s a critical step that sets the stage for mass grading and pad development to begin—bringing the project into a far more visible and active phase of construction. The Wayne is quickly moving from site preparation to actual construction of buildings, and that timeline is looking solid for the planned Spring 2026 delivery.

What makes The Wayne particularly interesting is its distinctive position in the Chandler market. As one of the only BTR townhome developments in the area, it’s filling a gap that few other projects are addressing. With Chandler’s challenging rezoning requirements and the fact that 95% of the city is already built out or planned for development, new opportunities like this don’t come around often.

The location at 1535 N. Dobson Road puts residents about 20 miles southeast of downtown Phoenix, and according to Taylor Shultz, Partner of Porter Kyle, Chandler remains “one of the region’s premier sub-markets.” The competitive landscape supports this – there’s no comparable townhome BTR product within nearly 10 miles, which works in The Wayne’s favor.

Porter Kyle, a Scottsdale-based builder and developer, broke ground on The Wayne earlier this year. Known for its modern design, high-quality construction, and personal approach, the firm has three BTR townhome communities in the development pipeline across the Phoenix metro area. This is Porter Kyle’s second Chandler project and Shultz believes the timing couldn’t be better.

Market timing also appears favorable. While new construction deliveries are expected to drop significantly in 2026 across Metro Phoenix, The Wayne is positioned to deliver when supply will be limited. That could mean less competition for residents and potentially stronger occupancy rates.

The 100-unit community will offer one-, two-, and three-bedroom rental homes, each with two-car direct access garages and private backyards. Amenities include a resident clubhouse with coworking spaces, private offices, a gym, swimming pool, and outdoor kitchen. There’s also a planned dog park and community trail system for residents who want outdoor space.

For prospective residents interested in something different from traditional apartment living, The Wayne offers the townhome experience with rental flexibility. The private garages, backyards, and community amenities provide a middle ground between apartment living and homeownership that appeals to many renters in today’s market.

As construction momentum builds and the development moves closer to reality, The Wayne represents a notable addition to Chandler’s residential options. The combination of limited competition, favorable market conditions, and Porter Kyle’s track record suggests this project is worth joining renters’ early interest lists as it progresses toward completion.
