The Wayne: Strong Leasing Momentum Sets Stage as Porter Kyle Nears Phase 1 Completion

June 25, 2026

The Wayne isn’t waiting for its grand opening to prove the market. Porter Kyle’s newest BTR townhome community in Chandler has generated strong pre-leasing activity, consistent tour volume, and a growing lead pipeline, all before the first resident has turned a key. That kind of early momentum doesn’t happen by accident. It’s the result of the right product, in the right submarket, at the right time.

With Phase 1 nearing completion and first move-ins scheduled for July 2026, Porter Kyle is now transitioning the clubhouse and the first four buildings to Mark-Taylor for ongoing lease-up and property management. It’s a handoff built on strong foundation, and one that positions the community for the kind of stable, sustained occupancy that defines a successful long-term asset.

The product is doing the heavy lifting on leasing. The Wayne offers one-, two-, and three-bedroom townhomes with direct-access two-car garages, private backyards, smart home technology, and EV charging capability, features renters in this price range typically can’t find in a rental product. Finished amenity spaces, including coworking areas, fitness center, and resort-style pool, give residents the full picture from day one. The community doesn’t feel like an apartment complex. It feels like a neighborhood people choose to stay in.

The market context supports The Wayne’s leasing momentum, too. Chandler is one of the Phoenix region’s most competitive submarkets, with 95% of its land already built out or committed to future development. Challenging rezoning standards, high barriers to entry, and a wide delta between the cost of renting versus owning create a supply-demand imbalance that works squarely in The Wayne’s favor. There is no like-kind BTR townhome product within nearly 10 miles, and with limited new supply deliveries across Metro Phoenix projected in the near term, that competitive position is unlikely to change.

Strong job growth and continued population gains continue to drive housing demand across the Phoenix metro, and BTR townhome absorption numbers in the market remain among the strongest in the country. The Wayne is arriving into that tailwind with pre-leasing velocity already in motion.

This is Porter Kyle’s eighth BTR townhome community and second project in Chandler. The early leasing trajectory reflects both the firm’s execution and the genuine demand that exists in East Valley submarkets for well-designed, purpose-built rental product. With Mark-Taylor now in place to manage the asset through stabilization and beyond, the operational and leasing infrastructure is set to convert that early interest into long-term performance.

The doors are opening in July at The Wayne. The demand was already there.
